About LandPartners of America, LLC

LandPartners (LandPartners) was formed in 2001 by Martin Weisberg, Managing Member.

In 2006 Marty was joined by Adrian Sinden who serves as fellow principle and Managing Member.

In its early days LandPartners’ focus was entirely upon the residential sector of the real estate market. With the addition of Mr. Sinden, LandPartners began exploring the opportunities of the commercial real estate sector.

Today, LandPartners is seeking assets across the nation and is actively pursuing opportunities in new growth markets. LandPartners welcomes new partnerships in multi-family acquisitions and mini-storage facilities. The company is building professional teams in each of the markets it penetrates to establish a seamless structure for the acquisition, purchase, management and liquidation of these assets. These teams include realtors, property inspectors, attorneys, property managers, title companies, insurance providers and lending institutions to create a professional force.

The company has identified new growth markets and is currently researching opportunities in those markets. LandPartners welcomes the opportunity to form partnerships on these projects.

Methodology

The company’s business model revolves around establishing key relationships within a variety of growth markets across the country. LandPartners network is growing and expanding into emerging markets which it feels will give high levels of value and above average return to the company and its affiliates.

Properties are uncovered using a multitude of strategies including but not limited to real estate professionals, direct mail marketing and internet advertising. The decade long run up in real estate prices followed by the unprecedented drop in real estate values combined with the financial meltdown of the last year has created an environment of fear and opportunity. LandPartners is dedicated to staying within its investment parameters. The company will maintain a rigid standard and if a property does not fit within the criteria of their model, it will not be acquired.

Emerging Markets

Emerging markets can be labeled as new growth markets or correcting markets from a previous cyclical downturn. LandPartners will use both fundamental and technical analysis in its examination of market conditions to determine when markets should be entered and exited. Since emerging markets offer investors the greatest opportunity for market generated appreciation a great effort will be undertaken to identify and acquire properties in these markets.

Platform

LandPartners is moving towards a fully integrated full-service real estate company with investment services, centralized management, Tenants-In-Common offerings, Section 1031 exchanges, development, and asset management.
